You unlock The Tale of Rowland Oakes by completing the first third of the Prepare for your Search for the Final Keeper task, meaning you have to complete the main quests The Helm of Urtkot, Beasts Class, and The Caretaker's Lunar Lament.

| 1 | Talk to Adelaide Oakes. Speak to Adelaide in the north area of the Transfiguration Courtyard. |
| 2 |  Find Rowland Oakes' campsite. The campsite will be marked in the North Hogwarts Region on your map when the quest is tracked. To get there quick, fast travel to the Floo Flame at either Jackdaw's Tomb or the East North Hogwarts Region, then use your broom to cover the rest of the way. |
| 3 | Defeat the Goblins Occupying Rowland's Camp. Defeat the Loyalists around the camp. |
| 4 |  Investigate the campsite to find a clue. Collect Rowland Oakes' Map on top of a box at the north area of the campsite. It's a map that'll depict a river, some rocks, and a dungeon marked with a red X. |
| 5 |  Use Rowland's Map to follow his trail. Rowland Oakes' map leads to Korrow Ruins in the southwest. Using your broom, head to the goblin outpost a bit north of the Korrow Ruins Floo Flame. |
| 6 |  Enter the goblin outpost. The entrance to Korrow Ruins is in the northwest corner of the goblin outpost, behind a gate beneath 2 banners. |
| 7 |  Explore the goblin outpost and find Rowland Oakes. The outpost has no puzzles, but has multiple passageways that you could get lost in. Head south until you enter the room with a large shaft of light. From there, head downstairs through the western door. Follow the tunnel to Rowland Oakes' locked cell. |
| 8 |  Talk to Rowland through his cell door. Head west to the door with gears, then speak to Rowland Oakes through the door. |
| 9 |  Find Rowland's wand. Head back up to the room with a large shaft of light, then head right up the stairs to the boiler door. |
| 9a |  Open the boiler door by continue heading up the stairs and around to the west side of the room. Use Confringo on the boiler. ▶︎ Where to Find the Boiler Door |
| 9b |  Defeat the goblins on the other side of the door, then head into the north room. Collect Rowland Oakes' wand on top of the table. |
| 10 |  Give Rowland his wand. Head back to Rowland's cell in the basement and give him his wand back to complete the quest. |
Outside Korrow Ruins is a goblin outpost. You can just use your broom to fly directly to the entrance of Korrow Ruins, located in the northwest corner of the goblin outpost. If no goblin sees you, then you can just enter without having to fight.
If you are spotted by a goblin, just defeat them and any others surrounding the entrance, before heading in. No need to fight all the goblins in the exterior of the outpost.
To defeat the goblins quickly and efficently, it'd be best to use Ancient Magic to throw boxes, barrels, and other objects at them. This deals more damage than the basic attacks.
