
There are four major factions you can join in The Elder Scrolls IV Oblivion Remastered. Here is a list of all guilds, their locations, and how to join them.

Note: *The Mages Guild has an outpost in the Imperial City at the Arcane University. However, this is closed to you until you complete a series of 'recommendation' quests.
The Fighters Guild functions as a middleman. It matches 'contracts' for tasks that require rough handling to the talents of its members.
If you steal from guild members and get caught you will be expelled from the guild. If you attack a guild member, there's a window of forgiveness. You'll get a warning for the first two hits, after the third hit the member attacked will strike back at you and you will be expelled from the guild.
You can apply for readmission to Guild Master Vilena Donton. She will give you a penitential quest to collect 20 pelts from the black and slightly tougher brown bears in the wilderness and in caves.
If you commit another offense, she will give you a last chance: collect 20 Minotaur horns. And if you offend for the third time, you are kicked out permanently and can never rejoin again.
The folks in the Mages Guild are more self-involved than others—partly because the use of magic in Tamriel is regarded with suspicion. You won't be performing contracts for other people, but assisting in the guild's research and administration.
The same basic rules apply to the Mages Guild—don't steal from other guild members and don't kill them. If you commit an offense, you'll be kicked out from the guild.
You can apply for readmission to Raminus Polus in the lobby of the Arch-Mage's Tower at Arcane University in Imperial City. What your penance will be depends on what your offense is.
If it's theft, you will be tasked to collect 20 Dragon's Tongue Flowers and 20 Redwort Flowers. If you kill a guild member, you have to find 20 portions of Vampire dust and 20 Daedra hearts. Same as the Fighters Guild, if you commit a third offense, you will be permanently removed from the guild and never rejoin.

Unlike the Fighters and Mages Guilds, it has no branch offices and no obvious local representatives. Word of mouth even suggests it doesn't exist. It isn't a conventional guilld with an imperial stamp of approval. Secrecy is the organization's watchword; membership is exclusive and the initiation exercise rigorous. The Thieves Guild assigns stealing missions to its members.
Even thieves have rules. Just like the other guilds, don't attack your fellow thieves and don't steal from them. Additionally, you must not steal from the poor. The peasants and beggars are under the protection of Gray Fox, the Guild Master.
Unlike other guilds, the Thieves Guild also has a no-killing-on-the-job rule. The quests they give are only for stealing, and you must not kill any people involved in the quest, or else you're kicked out of the guild and must pay the 'bloodprice' readmission fee.
Punishments at the Thieves Guild work differently. Instead of completing quests, you pay fines.

The Thieves Guild doesn't have three strikes and you're out rule, so you can commit offenses as many times as you like. As long as you can pay the fine, you can be readmitted as a guild member.

You will overhear a street rumour that the Dark Brotherhood comes to killers in their sleep. The rumour is true. Apparently, they are also a cult. They are an assassins guild that assigns missions of eliminating tragets to its members.
How to Join the Dark Brotherhood
The Dark Brotherhood's rules are as follows: you are not to dishonor the Night Mother, betray the brotherhood, disobey orders, or kill or steal from other members.
Penalties at the Dark Brotherhood also works differently. When you sleep after committing any of these infractions, you will be visited literally by the Wrath of Sithis, an undead spirit that you need to defeat for readmission.
A stronger version will appear after the second and third offense, however after the third time you will be fighting for your life and will have no chance for readmission again.
Yes, you can join all factions at the same time. However, when joining the Dark Brotherhood, be careful not to kill any members of the factions you are already a member of, or the beggars that are essential for the Thieves Guild quests.
