You can skip three sections of the first encounter with the Shadow Ghost. These skips should help you get past this section quickly if you want to speedrun the game.
It's best to do it in First-Person as Grace will be a lot easier to control, but you can also do this in Third-Person if you prefer to play this way. You can change the POV at any point in the game.
How to Beat Shadow Ghost (The Girl)
You can easily pass through Shadow Ghost and enter the Nurses' Station once the first chase begins after the cutscene. To do that, you must stand close to the door just outside of the room and then quickly head back by squeezing your way through the door as Shadow Ghost passes through.
The Screwdriver needed to get the fuse can be done without moving the cart yourself. During the chase, go inside the Nurses' Station and stand below the shelf where the toolbox can be found. Try not to position yourself deep into the wall to get some space for when you need to run later.
Wait for Shadow Ghost to knock the cart towards the shelf and then can climb it to get the screwdriver. You can then run afterwards towards Room 201 for the fuse.
Shadow Ghost is scripted to teleport in the hallway leading to Room 201 once she loses sight of you. Simply let her follow you behind closely so she won't despawn and you can head to the room without having to move around.
You can skip the chef section by luring him in as soon as you see him and waiting for him to swing four times. Then, immediately run to the kitchen after the fourth swing. You can safely pass him without needing to push the stew pot.
This skip is possible even on Insanity difficulty mode.

Emilie orphanage story event. You can run past the fallen little girl after grabbing the key off the wall. Crouch near the locked hatch while hugging the barricade to the right to unlock, open, and enter the hatch. This saves you from waiting behind the boxes until the little girls are scripted to walk away.

I was about to comment the same skip, only works if your camera is on first person. Looks like the girls spots you faster in third person. Tried both ways couple times and the only way I could do it was in first person.
